About Condos on Lake Norman...

Waterfront condo prices vary greatly based first on the view. After that the size, the location, the condition, the updating that has been done, and the community amenities all factor in.

Most of the condos on Lake Norman were built between 1985 and 2000, with a few newer ones.The ones with "true" waterfront settings and the best views will be the older ones. Some have been completely updated and others are due for a make-over.

Most condo buildings are three units high and have balconies or patios. Only a very few buildings have elevators. A very few units include garages or carports. There are some larger 2-level condos and a handful of townhome style condos. Most complexes include use of a community pool. Some have tennis courts, walking trails, and/or fitness centers. None are age restricted, but because of their nature, condos tend to attract owners that do not have young children. Many are second homes. Most complexes (but not all) have restrictions against short-term rentals.

Typically, the ground floor units sell fastest and for the highest prices. Third floor units would be the next most popular, followed by middle floor units. End units on any floor are always popular!

A very small number of the waterfront condos include deeded boat slips. Some others have access to community boat slips that can be leased. Almost all are close to a marina with wet slips or dry storage options available, and/or public boat launches.

There will not be many more (if any) true waterfront condos built on the lake and any that are built will be required to sit back farther from the water than the existing ones.

Some condos listed as water view or waterfront in Davidson will be fronting Lake Davidson or Lake Cornelius, and not the more popular Lake Norman. Both of those lakes are smaller bodies of water, cut-off from Lake Norman by Interstate I-77. They are most suitable for smaller boats, kayaks, and paddle boarding.
